Every Selene residence looks at the ocean, the Intracoastal or the skyline through floor-to-ceiling glass, and the first question owners ask is what it costs to cover it. We answered it ahead of time. We took the glazed openings of eight Selene plans, five in the South Tower and three in the East Tower, from the opening widths behind our June to August 2026 Selene quotes, priced every opening through the same engine that produces our written quotes, and published the result. No form, no callback.

Across the eight plans, a complete set of motorized Somfy Sonesse shades runs from $5,723.60 for the two-bedroom Brandeis (4 motorized openings) to $24,107.60 for the three-bedroom Tiffany (18 openings). The same openings built on Lutron Sivoia QS run $9,413.28 to $39,648.40. Optional sheer curtains add $95 per linear foot on a manual track. Installation by our own team is in every figure; tax and delivery are not.

Somfy columnMotorized Somfy Sonesse roller shades on every glazed opening: fabric, fascia, brackets, the low-voltage power panel sized to the motor count (a 5-motor box for Brandeis and Azure, up to a 20-motor box for Tiffany), and installation by our own team. Before tax and delivery.

Lutron columnThe same openings built on Lutron Sivoia QS with the matching Lutron power supply, for residences running a Lutron system. Shown as an option, not an extra. Browse the Lutron fabric library.

Sheer curtains columnOptional sheer curtains at $95 per linear foot on a manual track - the condo rate, which covers the additional installation time and effort a condo project requires - fabric and labour included. Motorizing the track is priced separately. Sheer widths are the wall-to-wall track run per opening.

Solar or blackoutLiving, dining, kitchen and den glass priced in solar screen, bedrooms in blackout; the few bath and closet windows carry solar. Both are in the figures, and either can be swapped at the consultation.

Wiring surchargeWired motors need low-voltage cable at each opening. Where a residence has none run, add $500 once for the whole unit, not per window. It applies the same way to wired Somfy and to Lutron. Rechargeable-battery motors never need it.
