Salato, Pompano Beach
The same oceanfront residence, three times on three floors: Mermet E Screen at 3% on the side exposure and 5% on the ocean, Sparta Twilight blackouts in the bedrooms, Somfy Sonesse 50 RTS on 2.5-inch tubes, a TaHoma switch in every unit on Crestron and Google Home - and the wiring nobody will ever see.
Three floors, one standard
A minute through the units: the screens rising to the ocean terrace, the 3% dropping over the side exposure, a master bedroom going to full dark, the second unit's bedroom rising from black, and the living-room screens lifting to the view.

Three units, one standard, and the wiring nobody sees
Salato is a new boutique building on the ocean in Pompano Beach, and we did the same residence three times, on three floors - the same layout every time, the top one a penthouse with ceilings a foot higher. The fabric decision came from the light. The side of the building hits the dining room straight on, so that glass carries Mermet E Screen at 3%, which blocks more. The ocean side sits under a terrace with another terrace above it, and the view there is priceless, so we used E Screen at 5% - a little more light and, more to the point, more of the ocean through the screen while it still does its work against the sun. Same fabric everywhere, White/White, so the whole unit reads as one. The bedrooms take Sparta Twilight blackout in White/White.
Every shade runs on Somfy Sonesse 50 RTS - 120 V, quieter than 44 dBA - on 2.5-inch aluminum tubes, the largest tube made for interior shades. On a 147-inch dining shade a smaller tube telegraphs into the fabric as ripples and reflections; the big tube is one of the two ways to stop that (the other is a premium fabric that rolls flat), and it went on every wide opening. The master bedroom shade is 144 by 120 inches, made as a single shade with one seam. Situo 1 remotes for the single-shade bedrooms, a Situo 5 in the master, a Telis 16 in the living room, and in every unit a power panel with a Somfy TaHoma switch tied into the Crestron system - with every room mapped to Google Home, so "Hey Google, open the living room" opens the whole wall.
The hard part was the wiring. A new condo comes with empty conduit and a pull line, and that is all; some of that conduit was broken inside the walls, so we opened the wall, fixed it and closed it again, and we mapped the electrician's routing first because every conduit here runs on to another window. The first unit took two days to wire eight windows. What made the second and third go faster was a dedicated fish tape and 4-conductor 18 AWG cable - each motor needs two conductors, so one cable feeds two motors and is split by colour at the end; some runs still needed two of them. Lose the line inside a broken conduit and you are into concrete. The end goal on a job like this is simple to say and hard to do: every shade powered, and not one wire visible.
Then the fit. Some windows are recessed and some are not; every wall has a baseboard, so the tube and brackets sit wider than the fabric and the fabric is cut narrower to drop between the baseboards without touching them - more details, more measuring. The dining shades run about 147 by 120 inches, the bedrooms 144 by 120, and in the penthouse everything is a foot taller, 147 by 132. And the building is not level - nothing new is - so every shade got a bead of caulk along its top to close the gap, and the adjustments to hang level were ours to make.
Project at a glance
Building
Salato Residences · Pompano Beach, FL · the same residence on three floors, including the penthouse with ceilings a foot higher.
Living & ocean side
Mermet E Screen 5% in White/White - more light, more ocean through the screen, still working against the sun. Dining shades about 147 by 120 inches (147 by 132 in the penthouse).
Dining · the side exposure
Mermet E Screen 3% in White/White where the side of the building hits the glass straight on - same fabric, tighter weave.
Bedrooms
Mermet Sparta Twilight blackout in White/White; the master shade 144 by 120 inches as a single shade with one seam.
Motors & control
Somfy Sonesse 50 RTS, 120 V, under 44 dBA, on 2.5-inch aluminum tubes · hard-wired through the building's conduit to a power panel in each unit · Situo 1, Situo 5 and Telis 16 remotes · Somfy TaHoma switch on Crestron, every room mapped to Google Home.
The hard part
Broken conduit opened and repaired, the electrician's routing mapped, 4-conductor 18 AWG pulled with a dedicated fish tape; fabric cut to clear the baseboards; a bead of caulk over every shade on a building that is not level.

One owner, three units, one way of living in them
All three residences belong to the same owner, which is why the same standard was set once and repeated on every floor: the same fabrics in the same places, the same motors on the same tubes, the same panel in every unit. Walk into any of the three and the shades behave the same way.
Day to day, nobody reaches for a remote. Every room has its own scene in the Somfy TaHoma app, on the Crestron system and in Google Home, so a room goes to full dark or opens to the ocean with one command, by voice or on a schedule. The remotes are there, but they are the backup.
What the owner never sees is the part that decided whether this would work at all. Wiring one of these units takes anywhere from four hours to ten, depending on what is inside the walls; the difference between the two is broken conduit, routing that runs on to another window, and knowing before the first pull how to avoid the problem rather than repair it afterward. That judgment is the product. The shades are what you see.
Frequently asked
Why 3% openness in the dining room and 5% on the ocean side?
The side of the building hits the dining room straight on, so that glass carries E Screen at 3%, which blocks more. The ocean side sits under a terrace with another above it, and the view is the whole point of the unit, so there we used 5% - a little more light and much more of the ocean through the screen, while it still does its job against the sun. More on solar shades.
Why a 2.5-inch tube on a roller shade?
On a shade 144 to 147 inches wide, a smaller tube deflects and telegraphs into the fabric as ripples and reflections when it comes down. The 2.5-inch aluminum tube is the largest made for interior shades and one of the two ways to prevent it - the other is a premium fabric that rolls flat. We used the big tube on every wide opening here.
How are the shades controlled?
Somfy RTS throughout: a Situo 1 in each single-shade bedroom, a Situo 5 in the master, a Telis 16 in the living room. Every unit has a power panel with a Somfy TaHoma switch tied into the Crestron system, and every room is mapped to Google Home - "Hey Google, open the living room" opens the whole wall. TaHoma and remotes.
What does wiring shades in a new condo involve?
Empty conduit and a pull line, nothing more - and every conduit runs on to another window, so we map the electrician's routing first. Where conduit was broken inside the wall we opened it, fixed it and closed it. A dedicated fish tape and 4-conductor 18 AWG cable, one cable feeding two motors, took the wiring from two days on the first unit's eight windows to a fraction of that on the next two. How to pre-wire for motorized shades.
