Lutron motorized shades & motorized drapes

Motorization is not an add-on at Exotic - it is the house specialty. We are a certified Lutron dealer, Crestron certified, Somfy Expert, and SDN Specialist. We design whisper-quiet motorized shades and automated drapery tracks that move on schedule, respond to your voice, and integrate with Lutron, Crestron, and Control4.

From battery-powered Lutron shades in a Miami Beach condo to thirty feet of motorized sheers gliding across a Fort Lauderdale waterfront wall. Every one is measured, fabricated, programmed and installed by our own team.

Our Fabric Standard

Woven in the USA. Specified by the numbers.

Two mills anchor every solar and light-filtering shade we build: Mermet, woven in South Carolina, and Phifer SheerWeave, woven in Alabama. We source both directly and specify only their best grades, because the fabric is the shade - and it is chosen before the motor.

The SheerWeave family, including PVC-free styles and Microban-protected weaves that resist mildew in Florida humidity. Woven by Phifer in Tuscaloosa, Alabama, where the mill has made fabric since 1952. Phifer fabrics

Fiberglass-core screens that stay flat on 10-foot glass, and an openness woven to tolerance. Every colour comes with a published spec sheet for UV, heat and light, with GREENGUARD Gold and NFPA 701 listings behind it. Never anonymous screen.

On any system

The same fabric on a Lutron, Somfy or Crestron motor, or a manual chain. We source both mills directly and keep them in stock. The fabric is chosen for the window and its exposure, not for the motor brand, and it is ready to cut when the measurements are. Our shade fabrics

Our Own Atelier · Made In-House

Five in-house seamstresses. One standard: ours.

Every drape and sheer we sell is cut and sewn in our own South Florida atelier by five seamstresses who work exclusively for Exotic. The workroom runs the latest technology - an automated cutting machine and conveyor line - and every hem is still finished by hand. This is not your old workroom; it is a modern atelier with couture discipline.

Owning the workroom is our edge. It means sharper pricing than imported couture, total control over quality at every step, and one benchmark on every panel: the Exotic Shades standard.

The fabric matters as much as the sewing. We stock the books from the mills designers specify: Loro Piana, Romo, Zimmer + Rohde, Kravet, Manuel Canovas and Christian Fischbacher. For solar screens we specify Mermet and Phifer, woven in South Carolina and Alabama. That includes Mermet's KOOLBLACK weaves, the dark screen that keeps the view without the heat.

Our workroom and showroom are at 4539 Powerline Rd in Fort Lauderdale. Our second showroom is South of Fifth in Miami Beach. The same in-house team measures, sews and installs from Miami to Palm Beach, Hollywood, Aventura, Sunny Isles, Pompano Beach and Delray Beach included.

Shades, draperies and blinds in Fort Lauderdale: what to know first

Most people buy window treatments once or twice in a lifetime. These are the questions we hear most, answered in plain terms, so you walk into the consultation knowing what you want.

Which treatment for which window

Solar shades are for glare and heat on a view you want to keep. A 3 or 5 percent screen cuts the sun and keeps the water in sight. Blackout shades are for bedrooms and media rooms. When a bedroom also has a view, a dual roller shade carries both fabrics on one bracket.

Blinds give you tilt control by hand. Real wood suits living rooms and offices. Faux wood and aluminum stand up to the humidity in kitchens and bathrooms. Draperies do what no shade can: they soften floor-to-ceiling glass, frame a wall of windows and, with a blackout lining, darken a room completely. Many rooms end up with two layers, a sheer or solar shade for the day and a drapery for the evening.

Motorized or manual

Motorize any shade that is wide, high, behind furniture or moved every day. One remote or a schedule moves twenty shades at once, and nothing hangs down the side of the window. Manual chains and cordless lifts still make sense on small, reachable windows you use now and then.

Lutron and Somfy are the two systems we install. Rechargeable battery motors go into finished homes with no wiring. Wired motors go into new construction and renovations, while the walls are open. Our motorized shades page explains the choice, and the battery vs wired guide goes deeper.

What it costs

We publish our prices. The pricing guide shows typical projects with real figures, and the instant price tool turns your own window list into a budgetary number. The quote itself follows a free in-home measure, and the quote you sign is the number you pay. A 30 percent deposit confirms the order; the balance is due when the installation is complete.

How long it takes

Measuring and quoting take less than a week. Fabrication runs about three to four weeks, depending on the fabric. Installation takes a day, two at most for a whole home, at roughly thirty minutes per window. We keep you posted at every stage.

Warranties and service

Somfy motors carry a five-year warranty, Lutron shades eight years, and Mermet and Phifer fabrics ten. The terms come in writing with every quote. We also service Lutron shades that other companies installed, including motor replacement, so a system that has gone quiet is not the end of the road. See Lutron service and repair.
