Turnberry Ocean Club, Sunny Isles Beach
Ocean view by day, true dark by night - Lutron Sivoia QS rollers in Mermet E-Screen 5%, Sparta Twilight blackout in side channels, and Romo Zyla sheers at the glass.
Two views, one quiet system
A minute through the condo: solar shades holding the ocean in the living room, the blackout shade sealing into its side channels over the Intracoastal, and the sheers drifting at the glass.
Ocean view by day, true dark by night
A condo at Turnberry Ocean Club, the Soffer family's 54-story tower on Collins Avenue - ocean on one exposure, the Intracoastal and the Sunny Isles skyline on the other, and floor-to-ceiling glass on both. The brief was simple to say and exacting to build: keep the view in the living room, and make the bedrooms actually dark.
In the living spaces, Lutron Sivoia QS rollers in Mermet E-Screen 5% (White/Linen) cut the glare and heat while the horizon stays visible through the weave. In the bedrooms, Sparta Twilight blackout rollers travel inside side channels that close the light gap at every edge - no glowing outline at 7 AM, just darkness until the shade is asked to move. Over it all, Romo Zyla sheers - a wide-width textured semi-sheer, sewn seamless - soften the glass without hiding it.

Frequently asked
Why E-Screen 5% in the living room?
A 5% openness screen cuts glare and heat while the ocean stays visible through the weave - the view is the room's best feature, so the fabric protects it instead of erasing it.
What do the side channels do?
They close the light gap at the shade's edges. The blackout fabric travels inside an aluminum channel on each side, so the bedroom goes truly dark - no glowing outline around the glass.
What motorization runs the shades?
Lutron Sivoia QS throughout - whisper-quiet motors with precise stops, run from keypads, the app, or scenes.
