Window Treatments for South Flagler House
Motorized shades, sheers, and custom drapery for expansive water-view glass - priced per floor plan, installed by our own team.
Shading designed for South Flagler House
South Flagler House is two matching 28-storey limestone-clad towers by Robert A.M. Stern - his first South Florida residential high-rise, and a masonry building rather than a glass one. Residences are organised around exceptionally deep east-facing loggias: up to 23 feet deep by 31 feet wide on floors 10 to 18, framing unobstructed views across the Intracoastal to Palm Beach Island.
Send us your unit line or floor plan and we return a budgetary quote covering every window - shades, sheers, and drapes - usually within days. Every treatment is fabricated in our own South Florida workroom and installed by our own certified team - the same standard behind our South Florida projects.
Loggias, Not Balconies
A 23-foot-deep loggia is an outdoor room. It shades the glass so thoroughly that the specification shifts almost entirely toward view and privacy.
Limestone, Not Curtain Wall
Punched openings in masonry rather than a glass plane. That means real reveals, proper mounting depth, and drapery that can be detailed traditionally.
Loggia Depth Varies By Floor
23 by 31 feet on floors 10 to 18, 12 by 31.5 on floors 19 to 24. Different depths shade differently - we quote to your band.
A RAMSA Interior Standard
Stern and Pembrooke & Ives set a classical bar. Pinch-pleat and ripplefold drapery sewn in our own workroom, not a roller shade compromise.

“I recently purchased a condo in west palm beach and needed a solution to protect my home office from UV rays and excessive sunlight. Exotic Shades & Draperies recommended motorized solar shades, and they were the perfect solution. They protect my furniture and computer screens while still allowing natural light into the room. The installation was flawless, and the shades are easy to operate. I'm extremely happy with the result and highly recommend their team!”
“Very happy with my new pinch pleat drapes! Exotic Shades & Draperies came to my condo in Fort Lauderdale with many fabric options and a variety of material. I wasn’t sure what to choose, but they gave me great guidance on the fabric and style. The result is perfect more privacy while still keeping plenty of natural light. Highly recommended !”
“We hired exotic shades draperies for the motorized roller shades in our house in Hallandale, and we are really happy with the job. My husband wanted the best quality of shades and the quietest, so David recommended we go with Lutron shades that he installed with the system in our house. Super professional, meticuluos in detail. Exactly what we wanted. Great customer service! Recommend 10/10”
