Brickell and Coconut Grove

Brickell and Coconut Grove: what we install and where #

Brickell is a neighborhood of curved glass. Una's rounded corners, Baccarat's rippling floor plates, Cipriani's curving wall and the turning volumes of Mercedes-Benz Places mean many window runs are not straight, and a shade or a drapery track has to be specified around that. Ceilings run ten to eleven feet in the new towers, twelve at Opus in the Grove, and most residences open onto deep terraces that shade part of the glass for part of the day.

We outfit these residences with motorized roller shades, sheers and draperies, priced from the floor plan before you close and installed after the certificate of occupancy. The buildings below each have their own page; this page is the view across the neighborhood.

Each building has its own page with the glass, the ceiling heights and the terraces that decide the shade, and a budgetary quote per floor plan where the developer has published the plans. Specification

What the glass in Brickell & Coconut Grove asks for #

Curved runs. On a rounded corner the choice is between several narrow shades that follow the curve, each on its own motor and aligned at the hembar, or a sheer on a curved motorized track that follows the glass as one piece. Una, Baccarat, Cipriani and Mercedes-Benz Places all raise this question on at least one line; we draw the corner before we quote it.

Tall glass. Eleven-foot openings at Una and twelve-foot glass at Opus push the roller shade's tube and motor choice; our maximum-width page shows where a single shade stops and two begin. Sheer and blackout draperies on ripplefold handle the height without a visible seam, and two-story drapes cover the double-height podium flats at Viceroy.

Exposure. River and bay lines at Baccarat, Viceroy and Una take afternoon sun off the water; a 3% or 5% screen in a dark color keeps the view and cuts the glare. Bedrooms get a dual shade, screen over blackout, so the same window does both jobs.

Rental units. Domus FLATS and the Melia condo-hotel are furnished and rented; shades there need one remote or one app a guest can understand, a white-backed fabric for the uniform exterior and hardware that survives turnover. Our condo page covers the association side.

Process

How an installation runs in Brickell & Coconut Grove #

The same five steps on every building, in the order the building allows them.

  1. Price it from the plan. Before you close, or while the tower is still under construction, we price every window from the developer's floor plan. Most buildings below have per-plan budgetary quotes on their page; any other unit gets one from the instant price tool or our budgetary quote service.
  2. Measure once the glass is in. A field measure after the certificate of occupancy, with the pockets, pre-wire and any developer-installed track checked against what was promised. Our recessed pocket and pre-wire pages show what we look for.
  3. Fabricate. Draperies and sheers are sewn in our own workroom at 4539 Powerline Rd in Fort Lauderdale; shades are built to the measured openings and the Lutron, Somfy or Crestron hardware is ordered to match the building's power and control.
  4. Clear the building. We send the association the certificate of insurance, reserve the service elevator and schedule the delivery, and we check the building's exterior-appearance rule before the fabric color is final.
  5. Install, program, hand over. Installation, motor programming and integration with your Lutron, Somfy, Crestron or Control4 system, then a walk-through of every scene and remote.
Good to Know

Questions we get about Brickell & Coconut Grove

Can you price my unit before I close? #

Yes. We price from the floor plan, line by line, so you know the number before the keys are in hand. The measure, fabrication and installation follow the certificate of occupancy.

Does the association control what my shades look like from outside? #

Many do. A typical rule asks for a white or off-white appearance from the street or the water. We check the building's rule before the fabric is chosen and specify a white-backed or dual-color screen so the inside can be any color you like.

Wired or battery in a new tower? #

If the developer left shade power or a pocket, wired Lutron Sivoia QS, Somfy SDN or Crestron is the quiet, maintenance-free choice. In an occupied home with no wiring, battery motors (Lutron Triathlon, Somfy WireFree) install without opening a wall. Our battery versus wired guide covers the trade-offs.

Do you handle the certificate of insurance and the service elevator? #

Yes. The certificate of insurance goes to the association before the first visit, the service elevator is reserved for delivery and installation day, and the building's hours for contractors are respected.

I already have a designer or an integrator. How do you work with them? #

As the shading department. Designers get our trade program with memo sampling and workroom fabrication; AV integrators get shade schedules, order files and pocket and pre-wire documentation so the shades land on their system the first time.

My building has a pocket in the ceiling. Will the shade fit it? #

Usually, but the pocket's depth and the position of the power decide the motor and the tube. We measure the pocket at the field visit and, if the developer left a Blindspace or similar box, we match the shade to it; our recessed pocket page lists the box sizes we see most.
