Window Treatments in Bay Harbor Islands and Surfside
Six boutique buildings, none taller than eleven stories, where the glass wraps the home and the neighbor across the water is close.
Bay Harbor Islands and Surfside: what we install and where #
This is the low-rise end of the beach. Bay Harbor's new buildings are seven and eight stories with wraparound floor-to-ceiling glass: La Mare's glass walls face the bay, Bay Harbor Towers puts glass on two opposite elevations of each home, 9900 West encases its terraces in glass over the Indian Creek waterway. In Surfside, Seaway at The Surf Club has full-floor plans with glass on both the Atlantic and the Intracoastal, sunrise and sunset in one residence, and Surf House answers with arches and opacified glass instead of a curtain wall.
Low buildings bring a second question the towers do not: privacy. The home across the canal is sixty feet away, so sheers and screen openness matter here as much as heat.
6 buildings in Bay Harbor Islands & Surfside we price by floor plan #
Each building has its own page with the glass, the ceiling heights and the terraces that decide the shade, and a budgetary quote per floor plan where the developer has published the plans. The facts below come from developer and brokerage materials compiled in August 2026; nothing unpublished is stated.
two 11-story buildings · 34 residences · 2024-2026
Seaway at The Surf Club
Mostly full-floor plans with floor-to-ceiling low-iron glass in champagne-colored frames on both the Atlantic and Intracoastal elevations: sunrise and sunset in one home.
11 stories · 17 residences · 2027
Surf House at The Surf Club
An arcaded, columned facade rather than a glass curtain wall, with opacified glass balconies; the openings are framed by alabaster arches.
two 8-story buildings · 42 residences · 2026
La Mare Bay Harbor
Two bayfront buildings built around wraparound floor-to-ceiling glass walls facing Biscayne Bay; the nine-residence Signature building has the taller ceilings.
8 stories · 44 residences · Q3 2026
Bay Harbor Towers
Flow-through plans put floor-to-ceiling glass on two opposite elevations of each home; the balconies undulate rather than run straight.
7 stories · 23 residences · 2026
9900 West
Nine-foot ceilings with floor-to-ceiling sliding glass onto glass-encased terraces on the Indian Creek waterway, with a private ten-slip marina.
7 stories · 9 residences · 2025-2026
Solina Bay Harbor
Full-floor and half-floor plans, one to two per floor, give each home glass on more than one elevation; two penthouse villas add rooftop terraces.
What the glass in Bay Harbor Islands & Surfside asks for #
Two exposures, two fabrics. A Seaway residence takes morning sun on the ocean side and afternoon sun on the Intracoastal side. The two elevations get different screen openness and often different colors, chosen so both read the same from inside; the bedrooms take a dual shade.
Wraparound glass. La Mare's glass walls and Bay Harbor Towers' two-sided plans turn corners. A ripplefold sheer on a curved motorized track follows the corner as one piece; roller shades are banked and aligned at the hembar.
Privacy at close range. Across a Bay Harbor canal the opposite building is near. A 1% or 3% screen gives daytime privacy with the view; after dark only a blackout or a lined drapery does, so the living rooms usually get a sheer layer and the bedrooms a blackout.
The Surf Club. Surf House's arched openings and low-iron glass at Seaway are designer-led buildings; we work there through the designer, with memo sampling and fabrication in our own workroom, under the trade program.
How an installation runs in Bay Harbor Islands & Surfside #
The same five steps on every building, in the order the building allows them.
- Price it from the plan. Before you close, or while the tower is still under construction, we price every window from the developer's floor plan. Most buildings below have per-plan budgetary quotes on their page; any other unit gets one from the instant price tool or our budgetary quote service.
- Measure once the glass is in. A field measure after the certificate of occupancy, with the pockets, pre-wire and any developer-installed track checked against what was promised. Our recessed pocket and pre-wire pages show what we look for.
- Fabricate. Draperies and sheers are sewn in our own workroom at 4539 Powerline Rd in Fort Lauderdale; shades are built to the measured openings and the Lutron, Somfy or Crestron hardware is ordered to match the building's power and control.
- Clear the building. We send the association the certificate of insurance, reserve the service elevator and schedule the delivery, and we check the building's exterior-appearance rule before the fabric color is final.
- Install, program, hand over. Installation, motor programming and integration with your Lutron, Somfy, Crestron or Control4 system, then a walk-through of every scene and remote.
Questions we get about Bay Harbor Islands & Surfside
Can you price my unit before I close? #
Yes. We price from the floor plan, line by line, so you know the number before the keys are in hand. The measure, fabrication and installation follow the certificate of occupancy.
Does the association control what my shades look like from outside? #
Many do. A typical rule asks for a white or off-white appearance from the street or the water. We check the building's rule before the fabric is chosen and specify a white-backed or dual-color screen so the inside can be any color you like.
Wired or battery in a new tower? #
If the developer left shade power or a pocket, wired Lutron Sivoia QS, Somfy SDN or Crestron is the quiet, maintenance-free choice. In an occupied home with no wiring, battery motors (Lutron Triathlon, Somfy WireFree) install without opening a wall. Our battery versus wired guide covers the trade-offs.
Do you handle the certificate of insurance and the service elevator? #
Yes. The certificate of insurance goes to the association before the first visit, the service elevator is reserved for delivery and installation day, and the building's hours for contractors are respected.
I already have a designer or an integrator. How do you work with them? #
As the shading department. Designers get our trade program with memo sampling and workroom fabrication; AV integrators get shade schedules, order files and pocket and pre-wire documentation so the shades land on their system the first time.
Which fabric gives privacy from the building across the canal? #
By day, a 1% or 3% screen: you see out, they do not see in. By night a screen reverses, so the rooms you use after dark get a blackout layer or a lined drapery behind the sheer.
