For Developers & Property Managers

Per-unit numbers from the plans, a building standard approved once, model units that sell, installs on the association's rules and one contact for service across the portfolio: window treatments as a building program, not a unit-by-unit scramble.

One standard for the whole building

A tower looks finished when every window reads the same from the street and every owner has a ready answer at closing. We price building-wide programs from the unit plans, build the model unit, publish the per-unit numbers for the sales team and install unit by unit as buyers close, on the association's rules and schedule.

The Salato, Pompano Beach case study is three units for one owner in a new building; the new-condo hub and 45 building pages show how we quote a building before the first closing.

What You Get

The development program

Per-unit numbers from the plans

A budgetary quote per opening and per unit line, usually within days, before the sales gallery opens.

A building standard

Fabric family, street-face color, motor platform and price list defined once, approved once by the association.

Model units and sales packages

Built end to end, photographed, demoed, re-orderable per unit as buyers close.

Occupied-building installs

COIs, elevator bookings, work hours and facade rules handled; one crew, nothing subcontracted.

Investment and rental packages

Motorized blackout, cordless, wipeable fabrics, the way the Turks and Caicos villas were built for guests.

Portfolio service

One contact for programming, replacements and recommissioning across buildings, including systems we did not install.

Sequence

From unit plans to the last closing

1. Plans and unit matrix

Budgetary numbers per opening and unit line; a proposed building standard.

2. Association approval

Samples, street-face color, method statement and insurance submitted once for the building.

3. Model unit

Built, programmed and photographed; the standard every later unit is checked against.

4. Sales support

Per-unit numbers and a one-page package for the sales team and the listing agents.

5. Unit-by-unit installation

As buyers close, on the building's rules, by our own crew; service after handover.

Good to Know

Frequently asked

How do you price a whole building?

From the unit plans: a budgetary number per opening and per unit line, a model-unit package first, then the balance priced per line in writing. Owners and agents get per-unit numbers in days, which is how our building pages work for buyers today.

What is a building standard, and why have one?

One fabric family, one street-face color, one motor platform and one price list for the building. It keeps the facade uniform, lets the association approve once instead of unit by unit, and gives every buyer a ready answer at closing.

Can treatments be sold through the sales gallery?

Yes. A model-unit package that photographs well and demos flawlessly, re-orderable per unit as buyers close, with the numbers the sales team can quote from day one.

Do you work with the association and the building staff?

Daily. Certificates of insurance, elevator reservations, work-hour rules, facade rules and approval packages are part of how we install in occupied towers; see the trade program's building approvals.

What about short-term rental and investment units?

Motorized blackout, cordless everything and fabrics that wipe down: what guests expect and what owners can maintain. The six-villa rental program in Turks and Caicos runs on exactly that logic.

Do property managers get a service agreement?

A service relationship, yes: one contact for programming, motor and fabric replacement and recommissioning across the portfolio, including systems we did not install. See Lutron service.

Is there a program discount?

The 10% trade discount applies to registered developers and managers; multi-unit volume is quoted per program in writing.
