A guest room is judged at three in the morning
A hotel window has one job a residence rarely tests: it has to perform for a stranger who arrived tired, in a room the owner will never see, on the first night and the thousandth. The blackout has to be total, the sheer has to survive a daily wand, the motor has to answer the same keypad as the lights, and the street face has to read as one color across forty floors.
We build for that standard with our own people: five seamstresses in our Fort Lauderdale workroom sewing the drapery, certified motorization installers on site, and one company accountable from the FF&E schedule to the scene programming. The branded-residence work under the Ritz-Carlton, St. Regis and Fasano flags is public; the hotel floor uses the same systems.
What a guest-room package contains
A blackout that is actually black
Blackout roller shades in side channels or ceiling pockets, with a sill detail that closes the bottom gap, so the room sleeps at noon. Where the design wants softness, a blackout-lined drapery closes over the shade on a motorized track.
A day layer that keeps the view
A 3% or 5% solar screen in the mills' performance weaves cuts glare and heat while the ocean or the skyline stays in the picture. Our openness guide shows what each percentage does to the view.
Sheers sewn to take a daily wand
Ripplefold sheers on 6 in snap tape hold their wave from track to hem, and the wide-width voiles in our library run seamless to a 110 in drop. The hems are hand-finished in our workroom, which is why they still hang straight after a year of housekeeping.
One color from the street
A white or neutral street face on every window, on every floor: white-backed blackouts and white or dual-face screens satisfy the facade rule and happen to be the cool choices too. The fabric figures are on the hospitality page.
Motors that answer the room
Lutron Sivoia QS or Palladiom in a Lutron property, Crestron where the integrator runs Crestron, Somfy SDN where a bus already exists, battery motors where retrofit power is impossible. Bedside keypad, keycard scene or schedule: the shade does what the room expects.
Housekeeping-proof details
Wipeable screen fabrics, no cords within a guest's reach, clutch-free motorized operation, and components we can service or replace room by room without touching the floor's schedule.

Glass-walled lobbies and restaurants
Large motorized solar screens, coupled where the span passes 144 in, tuned to the exposure so the afternoon sun does not empty the window tables. Exterior motorized screens handle terraces and lanais. See restaurant window shades.
Ballrooms and meeting rooms
Dual shades, screen plus blackout, so a daytime event and a projected presentation share the same window. Shades drop to a preset on the AV system's cue.

From room schedule to turned-back room
Six steps, one accountable company. A floor plan is enough to start.
1. Drawings and the room matrix
Send the plans, the room types and the FF&E direction. We return budgetary numbers per opening and per room type, usually within days.
2. Samples and the fabric schedule
Memo samples of screens, blackouts and sheers go to the designer. We confirm fire listings, roll widths, seam positions and the street-face color before anything is cut.
3. Pockets, power and control
Pocket dimensions, Blindspace concealment boxes where the ceiling allows, motor and power schedules per opening, and a wiring sheet for the electrician. Our pre-wire guide is what we hand the GC.
4. The model room
One room built end to end, programmed, photographed and signed off. It becomes the standard and the sales tool.
5. Phased installation
By floor or wing, around operations, with COIs, elevator bookings and house rules in place. Our own crew measures, installs and commissions; nothing is subcontracted.
6. Programming and handover
Scenes on the keypads and the control system, documentation per room, and a service relationship that survives staff turnover.

Frequently asked
Do you supply hotels, or only the residences inside branded buildings?
Both. The published case studies are branded residences at the Ritz-Carlton Sunny Isles, the Ritz-Carlton Residences Miami Beach, the St. Regis Longboat Key and Fasano Fifth Avenue, plus a six-villa rental program in Turks and Caicos that runs on hotel rules. Guest rooms, suites, lobbies and food-and-beverage spaces use the same systems, fabrics and installation crew.
How dark can a guest room get?
Dark enough to sleep at noon on a west exposure. Darkness is designed as a system, not a fabric: a blackout roller in a side channel or a ceiling pocket, a sill detail that closes the bottom gap, and a blackout-lined drapery or a dual shade where the room wants a day layer too. Are your fabrics fire-rated?
The screens, blackouts and sheers we specify for guest-facing spaces are selected from the mills' NFPA 701 listed lines, including Lutron's commercial and fire-rated fabrics and the Mermet and Phifer screens in our library. The certificates travel with the submittal.
Can the shades run on the hotel's control or building-management system?
Yes. We commission shades into Lutron (HomeWorks, myRoom, RA3), Crestron and Somfy SDN, with motor, power and bus documentation per opening, and we coordinate with the property's integrator or BMS contractor so a keycard, a bedside keypad or a time-of-day schedule drives the shades. Do you build model rooms first?
We prefer it. A model room settles fabric, pocket, motor and control before the floor order, photographs for the sales gallery and becomes the standard every later room is checked against. From the model room we price the balance per room type in writing.
How do you install in an occupied property?
By floor or by wing, around housekeeping and arrivals, with certificates of insurance, elevator reservations and house rules handled before the first day. The same team that measured the rooms installs and programs them, and the room is turned back the same day.
What is the lead time for a hospitality order?
Our standard lead time is three to four weeks from the approved fabric schedule for custom drapery and shades; building-wide programs are phased and quoted with their own schedule. Model rooms can usually be sequenced earlier.
How do you price a hotel project?
From the room schedule and the drawings: a budgetary number per opening and per room type first, then a firm quote after a site measure. Our published residential prices show the order of magnitude per system; contract volume is quoted per program.
