Hospitality & Branded Residences
Window treatments for spaces that carry a flag: hotels, restaurants, sales galleries and the residences that share their standards. Fabricated in our own South Florida workroom, motorized on Lutron, Crestron and Somfy, and commissioned into the building's control system.
A branded residence is a hotel room the owner never checks out of
When a project carries a St. Regis, Ritz-Carlton or Fasano flag, the windows inherit hotel expectations: total blackout when the room asks for it, sheers that survive daily use, motorization that answers the same keypad as the lighting, and finishes that hold up to inspection at pillow height. That is a different job from hanging a curtain rod, and it is the job we built our company around.
We measure, sew, motorize, install and commission with our own team - five in-house seamstresses in the workroom, certified motorization installers on site, one company accountable from the fabric schedule to the final scene programming.

Built for guest-facing standards
Guest suites that actually go dark
Blackout systems engineered as systems: side channels, sill details and linings chosen together, so a west-facing suite sleeps at noon. Dual shades pair a daytime solar screen with full blackout on one window.
Dining rooms behind glass
Motorized solar screens in performance weaves such as Mermet E Screen tame glare and heat on glass-walled dining rooms and lobbies without erasing the view the space was designed around.
Contract-minded fabrication
Fabrics are specified to the project's requirements from our supplier range - Mermet, Phifer, Serge Ferrari, Coulisse and the design houses your FF&E schedule names - and sewn in-house, so lead times and quality stay under one roof.
Control-system citizenship
Lutron HomeWorks and RA3, Crestron, Somfy SDN, Control4 and Savant: shades arrive with motor, power and bus documentation per opening and leave commissioned into scenes, not just installed.
Model units and sales galleries
Packages that photograph well, demo flawlessly and can be re-ordered per unit as buyers close - with per-unit budgetary numbers a sales team can quote from day one.
Installed around operations
Occupied properties get installs sequenced around service hours and house rules; new construction gets pocket dimensions and pre-wire documentation at framing, then finished treatments after paint. See our trade program.
Frequently asked
Do you work with hotel and restaurant projects or only residences?
Both. The same workroom that sews couture residential drapery produces contract work: motorized solar shades for glass-walled dining rooms, blackout systems for guest suites, and drapery sewn to a designer's schedule. For food-and-beverage and guest-facing spaces we specify performance fabrics from our suppliers to the project's requirements, and we sequence installs around your operating hours.
Have you actually worked inside branded residences?
Yes, and the case studies are public: ripplefold sheers and blackout systems at the Ritz-Carlton Residences, Miami Beach, Loro Piana sheers integrated into Crestron at Ritz-Carlton Sunny Isles, six Crestron tracks at The St. Regis Longboat Key, fully recessed Crestron shading on Control4 at Trump Tower III, and drapery for a residence at the Fasano Fifth Avenue in New York.
Can you handle a whole building or a model unit program?
Yes. We quote building-wide programs from floor plans with per-unit budgetary numbers, produce model-unit packages that help sales galleries close, and hold specifications so later buyers get the same treatment their neighbors have. Developers and agents can start from our 2026 new-delivery guide.
Who coordinates with the designer, the AV company and the GC?
We do, and we are comfortable being one of several trades: at Ritz-Carlton Sunny Isles we executed an international designer's vision alongside the owner's AV partner and general contractor, and at St. Regis Longboat Key we fabricated to Marie Burgos Design's fabric schedule. Your designer keeps the creative credit; we make the windows do what the drawings promise.
Which control systems can the shades join?
We are certified on Lutron (HomeWorks, RA3, myRoom), Crestron and Somfy SDN, and we commission into Control4 and Savant projects with the integrator. Motors, power and bus wiring are specified per opening at the submittal stage, so the shades arrive as a documented subsystem, not a surprise.
What does a hospitality project cost?
Contract projects are quoted per specification, but you can calibrate quickly: our published pricing page and calculators show real per-opening figures, and a floor plan is enough for a budgetary number for a whole property.

A floor plan is enough to start: budgetary numbers per opening, samples to your office, and a program the whole project team can build against.
