When the building asks for a fire listing
Hotels, condo lobbies and corridors, offices and many commercial interiors are reviewed by a fire marshal or a building official, and the shade fabric has to carry a recognised fire listing in writing. TOP's contract line is made for that: every design here lists NFPA 701 on its datasheet, together with California Title 19, CAN/ULC-S109 and the European listings EN 13773 and DIN 4102 B1. The range runs to 95 colourways in 10 designs.
Three kinds of fabric sit in it. The solar screens, Essence Screen at 1%, 3% and 5%, Fashion Screen and Finesse Screen at 3%, C-Screen Linen and D-Screen at 5%, keep the view and cut glare and heat. Ancona FR and Orient FR are light-filtering fabrics for privacy with daylight. C-Screen Blackout White Backing, Vinyl Blackout Color Backing and Orient FR Blackout White Backing stop the light through the cloth. Most are listed for humid rooms too, which is why they also suit bathrooms and pool houses at home.

How we choose a contract fabric
1%, 3% or 5%
1% for hard west and south-west glass and rooms with screens, 3% the default on the water, 5% for view rooms under a terrace or with filtered sun. Essence Screen offers all three in the same colours, so one colour can run through a building at the openness each elevation needs.
Dark or light screen
A dark screen gives the clearest view out and absorbs heat at the glass; a light one reflects more of the sun's energy and softens the view. On TOP's Essence Screen sheet the White at 1% reflects 73.4% of the solar energy, while the Black at 1% passes almost no visible light.
Privacy at night
A solar screen gives daytime privacy only, none after dark with the lights on. Ancona FR and Orient FR hide the room by day and show a glow at night; the three blackouts give full privacy. A hotel room often pairs a screen with a blackout on a dual roller.
PVC
Most of the contract fabrics carry PVC, as their datasheets state. Orient FR and Orient FR Blackout White Backing are the PVC-free choices with fire listings.
What the listings mean
NFPA 701 is the American fire test for fabrics that hang in a building, the one most often asked for on window coverings in public spaces. California Title 19 is California's own listing and CAN/ULC-S109 the Canadian test; EN 13773 and DIN 4102 B1 are European classifications, BS 5867 Part 2 British and Classe 1 Italian. Each design page lists exactly what its TOP datasheet lists, and we send the datasheet with the quote.
The contract fabrics bring other practical ratings too. Most list antimicrobial and fungal resistance on the datasheet, Essence, Fashion and Finesse Screen rate 8 for light fastness, and most are listed for humid rooms. Those are the reasons we also use them at home, in a bathroom with a tub under the window or a pool cabana, and on the hotel and commercial projects they were made for.

FR contract fabrics in South Florida homes
In South Florida the contract line goes where a listing is required or the room is wet: condo lobbies, corridors and amenity rooms on the beach in Fort Lauderdale and Miami Beach, hotel rooms, offices, and at home in bathrooms and pool houses. On an oceanfront common area we usually land on a 3% screen in a light colour for the glass, and a white-backed blackout where a room has to go dark.

Which TOP fabrics are flame retardant?
All 10 designs on this page list NFPA 701 on their TOP datasheets, with California Title 19, CAN/ULC-S109, EN 13773 and DIN 4102 B1 as well. Outside the contract line, Twinlight C-Screen and Mogri Translucent list fire ratings.
Does a condo common area need NFPA 701 fabric?
Common areas are usually reviewed against the fire code, and NFPA 701 is the listing most often asked for on window coverings. We send the TOP datasheet with the quote so the manager, the association or the fire marshal has the listing in writing.
Can these fabrics go in a home?
Yes. Many clients choose them for bathrooms and pool houses because most are listed for humid rooms and carry antimicrobial and fungal resistance on the datasheet, and the screens give the same view control as any solar screen.
Which openness should a hotel or office choose?
3% suits most guest rooms and offices on the water: the view stays readable and glare on screens drops. 1% for hard west light and rooms full of monitors, 5% where the glass is shaded. Openness explained.
Do the contract fabrics contain PVC?
Most do, as their datasheets state, which is common for flame-retardant screens and blackouts. Orient FR and Orient FR Blackout White Backing are listed PVC-free.
