Pompano Beach and Hillsboro Beach: what we install and where #

Pompano Beach is a short drive from our workroom and has four of our installed projects on one stretch of coast: the same Salato unit done three times, two oceanfront houses on Bay Drive run from Control4 and Somfy, and a Hillsboro Mile mansion with Lutron Sivoia QS on HomeWorks QS across fourteen walls of glass. The four case studies are below.

The new buildings are curved: The Ritz-Carlton's wave-profile towers, the Waldorf Astoria's continuously curved facade and Rosewood's curving terraces on Hillsboro Beach all put floor-to-ceiling glass on a curve. Salato is the exception, straight runs up to 43 feet long behind fourteen-foot terraces.

Specification

What the glass in Pompano Beach & Hillsboro Beach asks for #

Deep terraces. Salato's fourteen-foot terraces and Rosewood's twelve- to fifteen-foot terraces shade the glass for part of the day, which lets a lighter screen keep the view; at Salato we ran E Screen 3% and 5% with Sparta Twilight blackouts in the bedrooms, on Somfy Sonesse ULTRA 50 motors and 2.5-inch tubes for the long runs.

Long walls. A 43-foot glass wall is three or four shades banked as one, ordered from one fabric lot and aligned at the hembar; our width page shows where each shade stops. On the Hillsboro Mile estate the same idea ran across fourteen walls of glass on one Lutron HomeWorks QS system.

Curved facades. The Ritz-Carlton, the Waldorf Astoria and Rosewood put glass on a curve; the answer is banked narrow shades or a sheer on a curved motorized track, drawn from the plan before we quote, as in Brickell.

Houses and their systems. The Bay Drive projects show the house side of Pompano: traditional windows, every opening motorized, Somfy motors run from Control4 keypads through a URTSI interface on one, Zigbee rollers on the other. The integrator page is how we join the system already in the house.

Process

How an installation runs in Pompano Beach & Hillsboro Beach #

The same five steps on every building, in the order the building allows them.

  1. Price it from the plan. Before you close, or while the tower is still under construction, we price every window from the developer's floor plan. Most buildings below have per-plan budgetary quotes on their page; any other unit gets one from the instant price tool or our budgetary quote service.
  2. Measure once the glass is in. A field measure after the certificate of occupancy, with the pockets, pre-wire and any developer-installed track checked against what was promised. Our recessed pocket and pre-wire pages show what we look for.
  3. Fabricate. Draperies and sheers are sewn in our own workroom at 4539 Powerline Rd in Fort Lauderdale; shades are built to the measured openings and the Lutron, Somfy or Crestron hardware is ordered to match the building's power and control.
  4. Clear the building. We send the association the certificate of insurance, reserve the service elevator and schedule the delivery, and we check the building's exterior-appearance rule before the fabric color is final.
  5. Install, program, hand over. Installation, motor programming and integration with your Lutron, Somfy, Crestron or Control4 system, then a walk-through of every scene and remote.
Good to Know

Questions we get about Pompano Beach & Hillsboro Beach

Can you price my unit before I close? #

Yes. We price from the floor plan, line by line, so you know the number before the keys are in hand. The measure, fabrication and installation follow the certificate of occupancy.

Does the association control what my shades look like from outside? #

Many do. A typical rule asks for a white or off-white appearance from the street or the water. We check the building's rule before the fabric is chosen and specify a white-backed or dual-color screen so the inside can be any color you like.

Wired or battery in a new tower? #

If the developer left shade power or a pocket, wired Lutron Sivoia QS, Somfy SDN or Crestron is the quiet, maintenance-free choice. In an occupied home with no wiring, battery motors (Lutron Triathlon, Somfy WireFree) install without opening a wall. Our battery versus wired guide covers the trade-offs.

Do you handle the certificate of insurance and the service elevator? #

Yes. The certificate of insurance goes to the association before the first visit, the service elevator is reserved for delivery and installation day, and the building's hours for contractors are respected.

I already have a designer or an integrator. How do you work with them? #

As the shading department. Designers get our trade program with memo sampling and workroom fabrication; AV integrators get shade schedules, order files and pocket and pre-wire documentation so the shades land on their system the first time.

How close is your workroom? #

4539 Powerline Rd in Fort Lauderdale, a short drive south of Pompano Beach on the same road. Draperies and sheers are sewn there, and a field measure or a service call on this coast is a local trip.

Is Salato priced by floor plan? #

Yes. The Salato page carries budgetary quotes for the residences, and the case study shows the same unit installed three times with the fabrics and motors named.
