Downtown Miami, Edgewater and Wynwood: what we install and where #

The towers east of I-95 share a condition: tall floor-to-ceiling glass that faces the sunrise over Biscayne Bay, with nothing in front of it. At E11EVEN the curtain wall runs nine and a half to fourteen feet and some lines have French balconies instead of terraces, so the sun reaches the glass all morning. Aria Reserve pairs ten- to twelve-foot ceilings with eleven-foot terraces that do shade the glass. The furnished buildings, Vida, Domus and the E11EVEN hotel residences, add a second condition: shades that a renter or a guest can run without a manual.

We price these residences from the floor plan, install after the certificate of occupancy and set the motors up on one remote or one app. Each building has its own page; this is the neighborhood view.

Specification

What the glass in Downtown Miami, Edgewater & Wynwood asks for #

Morning sun off the bay. East-facing glass in Edgewater and at Miami Worldcenter takes direct sun from sunrise and glare off the water after it. A 3% screen in a dark color keeps the skyline and the water in view; the bedrooms take a dual shade or a blackout in side channels for a dark room at 7 am.

Fourteen-foot glass. E11EVEN's Presidential Suites and twelve-foot penthouses need a tube and motor sized for the drop; our width and height page shows the limits. Sheers on ripplefold are often the better answer on a French-balcony line, where there is no terrace and the glass is the whole wall.

Curves and offsets. 600 Miami Worldcenter's curved slabs and Casa Bella's undulating balconies change the opening from floor to floor; we draw each line from the plan before quoting, the same way we do in Brickell.

Furnished and rented. Vida has no rental restrictions and E11EVEN and Domus are hotel-licensed. For those homes we specify one Somfy or Lutron remote per room or one app, a white-backed fabric that satisfies the uniform-exterior rule, and hardware that does not depend on a guest's phone. Our condo page covers the association side.

Process

How an installation runs in Downtown Miami, Edgewater & Wynwood #

The same five steps on every building, in the order the building allows them.

  1. Price it from the plan. Before you close, or while the tower is still under construction, we price every window from the developer's floor plan. Most buildings below have per-plan budgetary quotes on their page; any other unit gets one from the instant price tool or our budgetary quote service.
  2. Measure once the glass is in. A field measure after the certificate of occupancy, with the pockets, pre-wire and any developer-installed track checked against what was promised. Our recessed pocket and pre-wire pages show what we look for.
  3. Fabricate. Draperies and sheers are sewn in our own workroom at 4539 Powerline Rd in Fort Lauderdale; shades are built to the measured openings and the Lutron, Somfy or Crestron hardware is ordered to match the building's power and control.
  4. Clear the building. We send the association the certificate of insurance, reserve the service elevator and schedule the delivery, and we check the building's exterior-appearance rule before the fabric color is final.
  5. Install, program, hand over. Installation, motor programming and integration with your Lutron, Somfy, Crestron or Control4 system, then a walk-through of every scene and remote.
Good to Know

Questions we get about Downtown Miami, Edgewater & Wynwood

Can you price my unit before I close? #

Yes. We price from the floor plan, line by line, so you know the number before the keys are in hand. The measure, fabrication and installation follow the certificate of occupancy.

Does the association control what my shades look like from outside? #

Many do. A typical rule asks for a white or off-white appearance from the street or the water. We check the building's rule before the fabric is chosen and specify a white-backed or dual-color screen so the inside can be any color you like.

Wired or battery in a new tower? #

If the developer left shade power or a pocket, wired Lutron Sivoia QS, Somfy SDN or Crestron is the quiet, maintenance-free choice. In an occupied home with no wiring, battery motors (Lutron Triathlon, Somfy WireFree) install without opening a wall. Our battery versus wired guide covers the trade-offs.

Do you handle the certificate of insurance and the service elevator? #

Yes. The certificate of insurance goes to the association before the first visit, the service elevator is reserved for delivery and installation day, and the building's hours for contractors are respected.

The unit comes furnished. Can shades still be added? #

Yes. Battery motors and surface-mounted brackets install without touching the furniture or the walls, and the fabric is chosen to sit with what the developer delivered. If the building left a pocket or power, we use it.

What is the best shade for a rented unit? #

A screen-over-blackout dual shade on a simple remote or a single app, in a fabric with a white back for the exterior. Fewer parts, nothing to explain, and the blackout layer is what guests notice first.
