Miami Beach and Fisher Island

Miami Beach and Fisher Island: what we install and where #

Miami Beach is two kinds of glass. The towers and the new boutique buildings, Ella and Palma in North Beach, Six Fisher Island across Government Cut, have floor-to-ceiling impact glass and balconies; the houses on Star, Hibiscus, Palm and the Venetian Islands have walls of sliders and tall windows facing the bay, usually with a Lutron or Crestron system already in the house. Both get the same answer from us: motorized shades sized to the opening, sheers and blackout draperies sewn in our own workroom, and a fabric chosen for the exposure.

The Ritz-Carlton Residences Miami Beach case study below shows the drapery side of that work on Lutron Sivoia QS tracks. Our Miami Beach reviews profile is on the reviews page.

Specification

What the glass in Miami Beach & Fisher Island asks for #

Rounded buildings. Ella's Art Deco and MiMo vocabulary gives it rounded corners and curved balcony edges, so some openings follow a curve; the same rule as in Brickell applies, several narrow shades aligned at the hembar or a sheer on a curved track.

Island houses. On the islands the openings are wide sliders and tall windows rather than a curtain wall, and the house usually already has a control system. Lutron Palladiom and Sivoia QS wired shades, Crestron where the house runs on it, and motorized drapery tracks for the sheers are the usual specification. Salt air argues for sealed motors and finished hardware over anything that corrodes.

Fisher Island. Six Fisher Island's fifteen-foot terraces shade its ten-foot glass for much of the day, which lets a lighter screen keep the view; the estate-scale plans mean a shade schedule of thirty or more openings per residence. Everything, including us, arrives by the island ferry, so delivery and installation days are booked around it.

Beach light. East-facing glass over the ocean gets sunrise and the glare after it; a 3% or 5% dark screen keeps the water in view, and bedrooms take a blackout in side channels or a blackout drapery over a sheer.

Process

How an installation runs in Miami Beach & Fisher Island #

The same five steps on every building, in the order the building allows them.

  1. Price it from the plan. Before you close, or while the tower is still under construction, we price every window from the developer's floor plan. Most buildings below have per-plan budgetary quotes on their page; any other unit gets one from the instant price tool or our budgetary quote service.
  2. Measure once the glass is in. A field measure after the certificate of occupancy, with the pockets, pre-wire and any developer-installed track checked against what was promised. Our recessed pocket and pre-wire pages show what we look for.
  3. Fabricate. Draperies and sheers are sewn in our own workroom at 4539 Powerline Rd in Fort Lauderdale; shades are built to the measured openings and the Lutron, Somfy or Crestron hardware is ordered to match the building's power and control.
  4. Clear the building. We send the association the certificate of insurance, reserve the service elevator and schedule the delivery, and we check the building's exterior-appearance rule before the fabric color is final.
  5. Install, program, hand over. Installation, motor programming and integration with your Lutron, Somfy, Crestron or Control4 system, then a walk-through of every scene and remote.
Good to Know

Questions we get about Miami Beach & Fisher Island

Can you price my unit before I close? #

Yes. We price from the floor plan, line by line, so you know the number before the keys are in hand. The measure, fabrication and installation follow the certificate of occupancy.

Does the association control what my shades look like from outside? #

Many do. A typical rule asks for a white or off-white appearance from the street or the water. We check the building's rule before the fabric is chosen and specify a white-backed or dual-color screen so the inside can be any color you like.

Wired or battery in a new tower? #

If the developer left shade power or a pocket, wired Lutron Sivoia QS, Somfy SDN or Crestron is the quiet, maintenance-free choice. In an occupied home with no wiring, battery motors (Lutron Triathlon, Somfy WireFree) install without opening a wall. Our battery versus wired guide covers the trade-offs.

Do you handle the certificate of insurance and the service elevator? #

Yes. The certificate of insurance goes to the association before the first visit, the service elevator is reserved for delivery and installation day, and the building's hours for contractors are respected.

I already have a designer or an integrator. How do you work with them? #

As the shading department. Designers get our trade program with memo sampling and workroom fabrication; AV integrators get shade schedules, order files and pocket and pre-wire documentation so the shades land on their system the first time.

Can I see fabrics before deciding? #

Yes. The Miami Beach showroom at 500 South Pointe Dr #150 holds the fabric books and running motorized samples, by appointment; for most projects we bring the books and a demo motor to the residence instead.

How do deliveries work on Fisher Island? #

Through the island's ferry and contractor procedures. We book the crossing and the building's service elevator together, so the shades, the tools and the installers arrive on the same trip.
