Sunny Isles Beach, Hallandale and Hollywood Beach

Sunny Isles Beach, Hallandale and Hollywood Beach: what we install and where #

Four of our oceanfront case studies are on this stretch of A1A: Lutron Sivoia QS shades and Loro Piana sheers at the Ritz-Carlton Residences Sunny Isles, Lutron shades with Sparta blackouts in side channels at Turnberry Ocean Club, Crestron solar shades and a Crestron drapery track at Trump Tower III, and Somfy Zigbee rollers fitted in two and a half inches behind a lacquered valance at The Hemispheres in Hallandale. The four case studies are linked below.

The new buildings add curved glass: The St. Regis towers are elliptical, so the glass follows a curved floor plate, and Oasis Hallandale cuts its corners away with full-height curves. Eturna on the Hollywood Beach Broadwalk stacks two-story villas with frameless glass under single-floor flats.

Specification

What the glass in Sunny Isles Beach, Hallandale & Hollywood Beach asks for #

Direct ocean glare. East glass over the Atlantic takes sunrise and then a day of glare off the water. On three of the four projects here the living-room answer was a 3% or 5% screen in a dark color, Mermet E Screen 5% at Trump Tower III and Turnberry, T-Screen 3% at the Ritz-Carlton, because a dark screen keeps the horizon in view; the openness page explains the choice.

True blackout. Turnberry's bedrooms run Sparta blackouts in side channels, the Ritz-Carlton's run blackouts on Sivoia QS, and The Hemispheres has Twilight blackout fabric; on an oceanfront bedroom the light leak at the edge of a bare blackout shade is the difference between dark and not, so side channels or a lined drapery over a sheer are the usual specification.

Integration. These towers run on Crestron and Lutron. The Ritz-Carlton project put Lutron Sivoia QS on the home's Crestron system; Trump Tower III ran native Crestron motors; Turnberry ran Sivoia QS. The integrator page is how we work with the system already in the home.

Curves and valances. The St. Regis and Oasis bring curved runs, handled as banked narrow shades or a sheer on a curved track, the same rule as Brickell. The Hemispheres shows the other condition in older towers: a shallow space behind a valance, where a 2.5-inch fit decides the motor and tube.

Process

How an installation runs in Sunny Isles Beach, Hallandale & Hollywood Beach #

The same five steps on every building, in the order the building allows them.

  1. Price it from the plan. Before you close, or while the tower is still under construction, we price every window from the developer's floor plan. Most buildings below have per-plan budgetary quotes on their page; any other unit gets one from the instant price tool or our budgetary quote service.
  2. Measure once the glass is in. A field measure after the certificate of occupancy, with the pockets, pre-wire and any developer-installed track checked against what was promised. Our recessed pocket and pre-wire pages show what we look for.
  3. Fabricate. Draperies and sheers are sewn in our own workroom at 4539 Powerline Rd in Fort Lauderdale; shades are built to the measured openings and the Lutron, Somfy or Crestron hardware is ordered to match the building's power and control.
  4. Clear the building. We send the association the certificate of insurance, reserve the service elevator and schedule the delivery, and we check the building's exterior-appearance rule before the fabric color is final.
  5. Install, program, hand over. Installation, motor programming and integration with your Lutron, Somfy, Crestron or Control4 system, then a walk-through of every scene and remote.
Good to Know

Questions we get about Sunny Isles Beach, Hallandale & Hollywood Beach

Can you price my unit before I close? #

Yes. We price from the floor plan, line by line, so you know the number before the keys are in hand. The measure, fabrication and installation follow the certificate of occupancy.

Does the association control what my shades look like from outside? #

Many do. A typical rule asks for a white or off-white appearance from the street or the water. We check the building's rule before the fabric is chosen and specify a white-backed or dual-color screen so the inside can be any color you like.

Wired or battery in a new tower? #

If the developer left shade power or a pocket, wired Lutron Sivoia QS, Somfy SDN or Crestron is the quiet, maintenance-free choice. In an occupied home with no wiring, battery motors (Lutron Triathlon, Somfy WireFree) install without opening a wall. Our battery versus wired guide covers the trade-offs.

Do you handle the certificate of insurance and the service elevator? #

Yes. The certificate of insurance goes to the association before the first visit, the service elevator is reserved for delivery and installation day, and the building's hours for contractors are respected.

I already have a designer or an integrator. How do you work with them? #

As the shading department. Designers get our trade program with memo sampling and workroom fabrication; AV integrators get shade schedules, order files and pocket and pre-wire documentation so the shades land on their system the first time.

The building already has a Crestron or Lutron system. Do my shades have to match it? #

They should talk to it. Lutron shades join a Lutron system directly and integrate with Crestron, Control4 and Savant; Crestron motors run natively on Crestron. We specify the motor for the system in the residence so the shades show up on the same keypads and app as the lights.

How dark can an oceanfront bedroom get? #

Dark. A blackout shade in side channels or a lined blackout drapery over a sheer closes the light leak at the edges; the Turnberry and Ritz-Carlton bedrooms in the case studies were specified that way.
